Start With a Conversation
Every project begins with understanding your property, what you want to accomplish, and what the municipality has asked for. A short call or a few details through the contact form are usually enough to get started.
Before preparing a proposal, Elsa Associates reviews the applicable ordinance, the available site information, and any municipal letters or review comments. That way the proposal reflects what your project actually requires, and you know what to expect before work begins.
A Clear Proposal
Before work begins, you receive a written proposal describing the scope of work, the key assumptions, and an estimated fee. The goal is to make the expected cost and process clear, without hidden costs or unexpected surprises.
Hourly Billing With Conservative Estimates
Elsa Associates bills hourly for the time your project actually requires rather than building contingency into a fixed fee. Estimates are prepared conservatively, and projects often come in under them. When less time is needed, you pay less. Quick questions and short calls are simply part of working together.
Monthly statements include a concise explanation of the work completed and the time spent, and invoices can be paid online by card or bank account.
What to Have Ready
Helpful information includes a survey, architectural or site plans, recorded plans or deeds, photos, and any letters or review comments from the municipality. None of it is required to get started.
When information is missing, it can often be developed through records research and field verification, as on this Manheim Township residential addition, which moved forward without a survey.
Coordination, Timelines, and Communication
Elsa Associates works closely with the Township, the sewer and water authorities, and other reviewers throughout the project, confirming requirements early so there are no surprises later in review, permitting, or construction.
Schedules depend on the project, the available site information, and the municipality’s review process. Many residential submissions can be prepared within days to a few weeks of authorization, and larger projects are scheduled around the approvals they require.
You can expect regular updates, direct answers when questions come up, and plans and documents delivered digitally, with signed and sealed sets provided when the municipality requires them.
