Existing Property Solutions

Practical engineering solutions for drainage and stormwater concerns on existing properties.

Additions, garages, patios, pools, driveways, and other improvements can create new stormwater requirements on properties that were developed long ago. Drainage problems can also develop over time. Standing water, erosion, wet yards, concentrated runoff, failing drainage systems, and water flowing toward buildings can result from existing site conditions, changes to nearby properties, or systems that no longer function as intended.

Elsa Associates evaluates existing drainage conditions, identifies how water is moving through the property, and develops practical solutions suited to the site and the applicable requirements.

Drainage Evaluation & Solutions

Understanding how water moves across your property is the first step toward developing an appropriate solution. Elsa Associates evaluates site grades, runoff patterns, existing drainage features, adjacent conditions, and other factors that may contribute to ponding, erosion, concentrated flows, or water near buildings. Based on those conditions, improvements may include regrading, swales, yard drains, storm piping, infiltration facilities, outlet improvements, or a combination of measures suited to your property.

When improvements require a contractor or municipal approval, Elsa Associates can prepare plans showing proposed grading, drainage facilities, elevations, details, and other information needed to clearly communicate the work. The design can also be coordinated with contractors and adjusted as necessary when existing conditions are encountered during construction.
